
The Chilliwack real estate market continues to offer opportunities for buyers, with inventory levels remaining healthy and conditions favouring a more balanced marketplace. June saw 1,388 active listings and 220 homes sold, resulting in 6.3 months of inventory, which gives buyers more selection and negotiating power than we’ve seen in recent years.
Homes are taking an average of 32 days to sell, indicating that properly priced properties are still moving, while overpriced listings are facing increased competition.
Average sale prices have seen modest year-over-year adjustments:
- Detached Homes: $891,504 (-0.3%)
- Townhomes: $585,139 (-4.0%)
- Condos: $415,937 (-5.6%)
Overall, we’re seeing a stable market with pricing holding relatively firm despite increased inventory. For buyers, this means more options and less pressure to rush decisions. For sellers, strategic pricing and strong presentation remain key to achieving top dollar.
